How is polyurethane foam leveling different from mudjacking?

Polyurethane foam is lighter, stronger, and waterproof. It cures in hours rather than days, won't wash out or re-settle the way mudjacking material can, and requires smaller injection holes. It's a more precise and longer-lasting solution.

What causes concrete to sink in Michigan?

Michigan's heavy clay soils absorb and release moisture with the seasons, causing soil to expand and contract. Freeze-thaw cycles create additional movement. Over time this erodes the soil beneath slabs, creating voids that cause settlement and cracking.

How long does concrete leveling take?

Most projects are completed in a single visit. The time depends on the number of slabs being lifted and the extent of the voids, but in most cases you're back on the surface the same day.

Can I use my driveway or sidewalk right after?

Yes. Polyurethane foam cures quickly — typically within 15 minutes of injection. You can walk on it immediately and drive on it the same day.

Is polyurethane foam concrete leveling a permanent fix?

When properly installed, it's designed to be long-lasting. The foam is waterproof and resistant to soil movement. Longevity depends on underlying soil conditions, but the repair itself is stable and durable. Beyond simply lifting the slab, the polyurethane foam acts as a soil stabilizer and void filler beneath the concrete — creating a dense, waterproof base that supports the slab and resists future movement. Longevity depends on underlying soil conditions and on addressing the root cause of the original settlement, such as correcting drainage, grading, or water runoff issues. Sealing saw cuts and expansion joints after the lift is also recommended to prevent water infiltration that can lead to future movement.
