Southeastern Michigan
Auburn Hills became a city in 1983 when Pontiac Township reincorporated under its current name — making it one of the newer cities in Oakland County by incorporation date, though its neighborhoods are considerably older. The residential development in Auburn Hills spans from the 1950s through the 2000s, and that timeline means a mix of foundation types throughout the city. The older neighborhoods in the southern and western portions of the city, developed before incorporation, have concrete block foundations from the 1950s and 1960s. The subdivisions that filled in through the 1970s, 1980s, and 1990s shifted to poured concrete. Auburn Hills sits in the Clinton River watershed — the river runs through the city, and its presence means groundwater in lower-lying areas responds quickly to rainfall. The rolling Oakland County terrain creates varied drainage conditions: some lots shed water naturally, while others in lower positions collect it. At Suburban Basement Waterproofing, we’ve served Auburn Hills and the surrounding Oakland County communities since 2003. We know these foundations and handle them honestly — no scare tactics, no unnecessary upsells, just the repair your home actually needs, and most of our work is backed by a lifetime transferable warranty.

Serving Since
Whether your basement has a small crack or a wall that’s shifted from years of soil pressure, we have the solution. If your home needs it, we’ve seen it and fixed it.
The most common basement repair in Auburn Hills. We inject polyurethane or epoxy directly into foundation cracks, sealing them permanently from the inside — no digging required. Backed by a lifetime warranty.
For persistent water intrusion, we excavate and waterproof the outside of your foundation wall, stopping water before it ever reaches your basement.
The most complete solution available.
When water enters from multiple points, an interior drain tile system collects and redirects it before it can damage your home. Paired with a sump pump, it’s the industry gold standard for wet basements.
Bowing or buckling walls are a sign of serious soil pressure.
We install carbon fiber wall straps and steel I-beam braces to stabilize walls and prevent further movement.
For horizontal cracks that need more than injection, carbon fiber stitching staples bridge the crack and prevent widening — a permanent, low-profile repair.
Sunken driveways, sidewalks, patios, or garage floors? We use polyurethane foam injection to lift and level concrete without the mess or cost of full replacement.
Chimney foundations are often overlooked until they start leaking. We address the issue at the foundation level — not just the chimney cap — for a real, lasting fix.
Every home is different. We’ve handled complex foundation repairs, unusual soil conditions, commercial foundations, and everything in between across Macomb County.
There’s no shortage of basement waterproofing companies competing for your business in Auburn Hills. But there’s a meaningful difference between a national franchise sending out a sales representative whose foundation knowledge comes from a training manual, and an independently owned company where the owner personally conducts your assessment — someone who has spent over 20 years diagnosing and repairing foundations right here in Macomb County.
Our office is in Utica — 20 minutes from Auburn Hills. We know Oakland County soil, weather, and the challenges homes here face.
Our estimates are built around what your home actually needs. If a crack injection will resolve the problem, that’s what we recommend.
Lifetime transferable warranty on our repairs — covered as long as you own the home, and it transfers to the new owner when you sell.
Over 20 years in business. Fully licensed and insured in Michigan. Thousands of repairs completed across Southeastern Michigan.
The cost depends on the scope and severity of the repair. Unlike many companies, our quotes aren’t built around a sales script — they’re based on your home’s individual needs. We assess the problem first, then give you an honest recommendation and a straightforward estimate at no charge.
Auburn Hills’ basement water problems vary by neighborhood age. The older concrete block foundations from the 1950s and 1960s are porous as mortar joints age under Oakland County clay pressure — block walls that were adequate when new have had decades of soil stress to open infiltration pathways. The poured concrete foundations in later subdivisions are stronger but develop shrinkage cracks that widen over time under consistent hydrostatic pressure. Auburn Hills’ position in the Clinton River watershed means the water table in lower-lying neighborhoods stays elevated after significant rain, and the rolling terrain creates drainage disparities from one block to the next.
When done correctly, basement waterproofing can last the lifetime of your home. At Suburban Basement, we back our waterproofing work with a lifetime transferable warranty. Proper crack injections and drainage systems, installed correctly, don’t need to be redone.
Most standard homeowners insurance policies do not cover basement waterproofing or gradual water intrusion. Some policies cover sudden water damage. We recommend checking with your insurance provider. We do offer financing options to help make repairs affordable.
Permitting requirements vary depending on the nature and scope of the repair. We assess each project individually and manage all required permitting on your behalf, so you don’t have to navigate that process alone.
Signs include horizontal cracks in your basement wall (especially in the middle third), a wall that visibly leans inward, or doors and windows that stick. If you notice any of these in your Auburn Hills home, contact us for a free assessment immediately — bowing walls worsen over time and become more expensive to repair.
Yes. We’ve been serving all of Auburn Hills and the surrounding Oakland County communities since 2003, including Pontiac, Rochester Hills, Clarkston, Waterford, Troy, Bloomfield Township, and throughout Southeastern Michigan.
An oustanding experience!
Quality workmanship, professional, polite, personable and more.
Alex assessed the issues and presented an appropriate first course of action to resolve the problem instead of immediately suggesting a high dollar invasive fix. He was extremely knowledgeable and easily explained things to me. I will certainly reach out to Suburban Basement in the future for a few other non-basement cement related projects I plan to address in the spring!
Yes, the do more than just fix basement leaks!

Had an excellent first time appointment with Suburban Basement Waterproofing today.
I had an issue on my basement wall & wasn't sure if it was a leak.
With new carpeting coming next week, I was worried about the entire situation.
They called me on Wednesday & were here today to check it.
Alex was very professional & able to fix ihe issue today & I'm free of worry about anything.
I will contact them in the future for any new issues that may appear.
I highly recommend them!

I was experiencing a major water leak in my basement whenever there was any major rainfall. After sending pictures of the area, Alex reached out via email and noted some recommended fixes.
He personally inspected the area soon after and noted that he was confident that my back door was the issue.
He suggested replacing the door and making sure that everything was properly caulked/sealed. I was finally able to rip out the existing door last weekend and he was spot on with his assessment.

I had leaking rod holes.
I had around 40 that were an issue now but since this was the third time since 2010 that I had some rod holes break through, I wanted to have the whole basement completed. There were 179 holes to finish minus the walls of the attached garage. The job was completed over two visits and was done with excellent quality and professionalism. There is a lifetime guarantee which is transferable. Rates are very reasonable.
I highly recommend this company and will use them again for other services!

If you’re a Auburn Hills homeowner dealing with a wet basement, foundation crack, sunken concrete, or a wall that doesn’t look right — don’t wait. These problems don’t fix themselves, and they get more expensive the longer you wait.
