Birmingham developed as one of metro Detroit’s first true suburbs, and the homes that define its character today were largely built between the 1910s and the 1950s. That makes Birmingham’s housing stock unusually old for a Michigan suburb, and the foundations that were standard construction in that era — fieldstone rubble, brick, and eventually concrete block — were built at a time when basement waterproofing was not a design consideration. The oldest homes along Maple Road, Cranbrook Road, and the streets nearest downtown Birmingham rest on stone rubble foundations: irregular, unmortared or lightly mortared fieldstone that relies on mass rather than seal to hold back water. These foundations are particularly vulnerable to hydrostatic pressure because they were never designed to be impermeable. The concrete block construction that became standard in the 1940s and 1950s is more uniform but still porous, and Birmingham’s newer homes — built from the 1960s onward — typically have poured concrete walls, which hold up better over time but still develop cracks and seepage issues as the foundation settles and Oakland County clay soil cycles through freeze and thaw. Birmingham sits on Oakland County clay, and many of its most established neighborhoods are in lower-lying areas where the water table runs high and the Rouge River system drains slowly. Large lots with mature trees mean root systems that quietly undermine perimeter drainage for decades.
