Fraser grew the way most of Macomb County’s postwar suburbs did — quickly and uniformly, with block after block of brick ranches and split-levels filling in on a flat grid through the late 1940s, 1950s, and 1960s. The vast majority of Fraser’s homes were built on concrete block foundations, which was the construction standard of that era. Some later development in the city shifted to poured concrete construction, but block remains the dominant foundation type throughout Fraser. Those block foundations are now anywhere from 55 to 75 years old, and the years have not been neutral. Concrete block is porous — water moves through it in ways it doesn’t move through solid poured concrete — and the mortar joints that hold the blocks together deteriorate over time. In Fraser, that deterioration is accelerated by Macomb County’s heavy clay soil, which expands when wet and contracts when dry, putting constant lateral pressure against foundation walls through every seasonal cycle. Poured concrete walls in the city’s newer construction develop their own shrinkage cracks under the same clay soil pressure. Fraser’s terrain is almost entirely flat, which means stormwater drains slowly and stands against foundations after heavy rain. Many Fraser homes also have aging perimeter drain tile systems that were original to construction — when those tiles collapse or become clogged after several decades, the water they were designed to carry away from the foundation has nowhere to go. I was experiencing a major water leak in my basement whenever there was any major rainfall. After sending pictures of the area, Alex reached out via email and noted some recommended fixes.

I had leaking rod holes.
I had around 40 that were an issue now but since this was the third time since 2010 that I had some rod holes break through, I wanted to have the whole basement completed. There were 179 holes to finish minus the walls of the attached garage. The job was completed over two visits and was done with excellent quality and professionalism.
