Development happened fast in the postwar years, and by the early 1960s most of the residential grid was already in place. The homes throughout St. Clair Shores are predominantly concrete block — the construction standard of the 1940s and 1950s — though some later development in the city introduced poured concrete construction. Regardless of foundation type, virtually every home in St. Clair Shores sits on a water table that is genuinely close to the surface. On a canal street, the water table may be within two or three feet of the basement floor even in a dry season. After significant rain or during spring snowmelt, it rises further. Block foundations were not designed to hold back hydrostatic pressure at those levels indefinitely, and poured concrete walls develop shrinkage cracks that become water entry points under the same sustained pressure. The city’s aging combined sewer system adds to the problem during heavy rain events. I was experiencing a major water leak in my basement whenever there was any major rainfall. After sending pictures of the area, Alex reached out via email and noted some recommended fixes.
He personally inspected the area soon after and noted that he was confident that my back door was the issue.

I had leaking rod holes.
I had around 40 that were an issue now but since this was the third time since 2010 that I had some rod holes break through, I wanted to have the whole basement completed. There were 179 holes to finish minus the walls of the attached garage. The job was completed over two visits and was done with excellent quality and professionalism. There is a lifetime guarantee which is transferable. Rates are very reasonable.
