Common Causes of Foundation Cracks

Over time, every home experiences natural settlement. When this happens evenly, it’s usually harmless. But if part of your foundation settles more than the rest, it can lead to cracking, especially in the basement.

Concrete cures as it hardens. During this process, small hairline cracks can form. These are typically non-structural and don’t pose a threat to your foundation’s integrity.

Michigan weather puts foundations to the test. In winter, freezing soil can push upward on the foundation. In summer, concrete expands during the day and contracts as temperatures drop at night. These seasonal cycles can contribute to the formation of cracks.

If the ground around your home isn’t properly graded, water may pool near the foundation instead of flowing away from it. Certain soil types also expand when wet. Add in tree roots or large plants placed too close to the home, and you have more potential for foundation movement and cracking.

When Should You Be Concerned?

Cracks aren’t always a cause for alarm—but there are times when it’s best to take action:

  • If a crack is leaking

  • If it measures ⅛ inch or wider
    (Tip: Two stacked dimes equal about ⅛ inch. If a crack is wider than that, it’s time to get it checked.)
