Why Concrete Settles in Southeastern Michigan
Concrete settles when the soil beneath it loses strength or support.
That happens through soil erosion, poor compaction, moisture changes and Michigan’s freeze-thaw cycles. Over time those conditions create underground voids that let slabs sink, shift or crack.
Heavy clay soils, fluctuating groundwater and surface water runoff all add to it. Washout from clogged gutters and short downspouts, leaking sewer or water lines, and decades-old man-made structures buried and forgotten all do the same thing — they take away the support the slab was poured on.
Without stabilisation, settlement gets worse and spreads to the slabs next to it.

Which Repair Do You Need?
These get used interchangeably, including by contractors. They are different work, and what separates the first three is depth. How the material is delivered follows from how deep the problem sits.
The slab has sunk
Material is injected through small holes drilled in the slab, and the slab is raised back to level. No removal, no replacement.
This is polyurethane concrete leveling, and it covers sunken driveways, sidewalk trip hazards, settled garage floors, unlevel patios and porches, and interior floors that have dropped.
A void sits right under the slab
The slab has not necessarily dropped yet, but the support under it is gone. Material is injected through a grid of holes to fill the void. The slab is not lifted.
That is concrete void filling — it restores the support before the slab has anywhere to go.
The weak soil is well below the slab
When the problem sits deeper than the slab, injection lances are driven down to that depth to strengthen the soil and fill the voids down there.
That is deep injection soil stabilisation. It treats soil, so it applies wherever soil is the cause — under foundations and footings as well as under slabs.
Something was buried and forgotten
An old septic tank, cistern, vault, tunnel or dry well left in the ground is a void waiting to give way. It is not a depth question — it is a structure that was abandoned rather than filled.
Structural void filling and underground abatement fills it with high-density load-bearing polyurethane and stabilises the soil around it, with no excavation. That is what stops settlement, collapse or a sinkhole opening up over it.

Frequently Asked Questions
How much does concrete leveling cost?
It depends on how much concrete is involved and what is under it. Lifting a settled sidewalk and filling a void beneath a garage floor are not in the same range. We look at the slab, tell you what it needs and quote that — the visit is free and there is no obligation.
Is polyurethane better than mudjacking?
They are different materials doing a similar job. Mudjacking pumps a heavy slurry under the slab; polyurethane is a light expanding foam that goes in through much smaller holes and weighs a fraction of what the slurry does — which matters when weak soil is what caused the settlement in the first place. Polyurethane also is not prone to washout or erosion the way a mudjacking slurry is. We use polyurethane.
Can you lift concrete that is already cracked?
In most cases, yes. A slab with a few cracks lifts without difficulty, and the majority of concrete leveling work involves slabs that are cracked somewhere.
The exception is a slab that has fractured extensively, with no intact section left to lift against. In that case we will say so at the assessment rather than quote work we do not expect to hold. If you would still like it lifted, we will carry it out — the decision is yours, and you will have an accurate assessment before you make it.
Is the polyurethane foam safe?
Yes. The polyurethane we inject is NSF/ANSI 61 certified for contact with potable water — the standard that covers materials used around drinking water. It cures into an inert closed-cell foam that does not leach into soil or groundwater.
How long does the work take, and when can I use the concrete?
Most concrete leveling is done in a day. The foam cures fast — foot traffic immediately, and vehicle traffic within 30 minutes. Larger structural void work and deep injection depend on the size of the void and the depth.
How long does polyurethane concrete leveling last?
The foam itself has a conservative lifespan of 50 years — it does not break down, wash out or erode.
What keeps the slab from sinking again is fixing what caused it in the first place. Seal expansion joints and saw cuts so water stops getting under the slab. Extend downspouts so they are not discharging right next to the concrete. Move sprinkler heads, or cut back the watering times, where they are soaking the ground along an edge.
Do those and you can expect long term results.
