Customer Responsibilities:

 
  • Grading and Backfill: Maintain proper soil grading and backfill around the foundation and the concrete slabs after the project is complete.
  • Gutters and Drainage: Ensure functional gutters direct water away from the foundation and edges of concrete slabs when possible.
  • Cracks and Sealants: Seal expansion joints to prevent water infiltration which can cause erosion and slab settling.
  • Access and Utilities: Provide clear access to the work area and mark private utilities (example: low voltage lighting, sprinkler lines, etc.) beforehand. 
  • Presence: Homeowner or designee presence is required (unless prior arrangements approved) prior to commencing work and after work completion (see service fees).

Guarantee Terms:

  • Re-pump: Leveled areas settled over ¼” within 3 years may receive re-leveling.
  • Guarantee Requirement: slab cracks, saw cuts, and expansion joints must be sealed. Backfilling and proper gutter drainage are also required.
  • Exclusions: Patches between slabs and cracks repaired by Suburban Basement or Customer.

Liability Waiver and Insurance:

  • Suburban Basement maintains insurance; homeowner accepts responsibility for damages.
  • Risks include concrete stains, existing cracks made visible during process, landscape damage, and imperfect slab alignment.
  • Liability for utilities is limited to those that are properly installed and marked, as well as those marked by the professional utility locating service MISS DIG. The service recipient is required to identify and mark any utilities not addressed by MISS DIG.
  • Maximum liability capped at $500 or job payment amount.
