Statutory Warranty Details

Suburban Basement is committed to providing quality repairs and We offer warranties on most of our repair services.

 

Please note that some services have specific warranty terms, which we strongly encourage you to review carefully (concrete leveling, Excavation and Exterior Waterproofing, and Interior Drain Tile,  Egress window well drain and sump pump installs).

 

This warranty statement does not supersede any specific warranty terms outlined for individual services offered by Suburban Basement.

Warranty Coverage Details

Our warranties generally cover repairs or services provided by Suburban Basement only and apply only to the exact area that we repaired. We do not warranty loss of property due to leaks. Customers are encouraged to keep a copy of their receipt/invoice for proof of service.

Warranty Exclusions and Voidance

Our warranty excludes damages caused by:

  • Normal wear and tear
  • Natural elements (acts of God)
  • Improper maintenance or lack of drainage (grading and gutters)
  • Structural problems (wall movement)
  • Unforeseen conditions, including natural disasters (e.g., hidden structural issues, floods, earthquakes)
  • Alterations to our work performed by anyone other than a Suburban Basement Technician
  • Environmental factors accumulating over time (e.g., iron deposits, root intrusion)
  • We do not warranty damage caused by existing drain tile systems due to potential sediment contamination.
  • All Unpaid Invoice(s)
    • Associations or communities, whether self-managed or managed by property management companies, with unpaid invoices will have warranties across all properties within the association or community suspended until the outstanding balance is paid in full.

Checklist for Warranty Claim Submission

This checklist was created to help reduce warranty claims stemming from issues unrelated to our repairs or materials. By “”unrelated,”” we mean problems that are not caused by deficiencies in our work or materials but are instead the result of other factors—such as new issues that have developed nearby or leaks from unrelated sources, like home appliances. By reviewing and completing the checklist specific to your repair, you help ensure the warranty process remains smooth and avoids associated service fees

For All Repairs

Before submitting a warranty claim, check for leaks originating from nearby or unrelated sources, including:

  •  Inspect Surrounding Areas for Unrelated Leaks:
    • Furnace Condensation
    • Ductwork
    • Water Tanks
    • Sump Pumps
    • Nearby and Overhead Plumbing

Note: Leaks from these sources are not covered under the warranty. Claims related to such issues may result in service fees.

For Window Pocket Repairs
  •  Assess Windows: Ensure all window vents are securely closed (when applicable).
  • Inspect Exterior Window: Check the window frame for cracks, gaps, or mortar deterioration.
  • Conduct a Water Test:
    • Run a hose near the window for 10-15 minutes.
    • Observe where the water appears:
      • If water appears on top of our repair: The issue likely originates elsewhere and is not a warranty item.
      • If water appears under our repair and travels down the wall: Submit a warranty claim.
For Beam Pockets & Exterior Bond/Cold Joint Repairs
  • Conduct a Water Test:
    • Run a hose near the repair area for 10-15 minutes.
    • Observe and document the results:
    • Document: Take clear photos of the area before and after the test.
    • Inspect: Check for any dampness or leaks inside the structure after the test.
    • Mark Leaks: Use chalk or a crayon to mark any areas where leaks occur.
  • Record Key Details:
    • Location: The exact area where water was observed.
    • Time: How long it took for water to appear during the test.
    • Volume: Whether the amount of water is more, less, or the same as it was before the repair.
For Crack, Rod Hole & Curtain Grouting Repairs
  • Conduct a Water Test:
    • Run a hose near the repair area for 20-30 minutes.
    • Observe and document the results:
    • Document: Take clear photos of the area before and after the test.
    • Inspect: Check for any dampness or leaks inside the structure after the test.
    • Mark Leaks: Use chalk or a crayon to mark any areas where leaks occur.
  • Record Key Details:
    • Location: The exact area where water was observed.
    • Time: How long it took for water to appear during the test.
    • Volume: Whether the amount of water is more, less, or the same as it was before the repair.
For Chimney Diversion & Egress Window Well Drain Installations
  • Conduct a Water Test:
    • Run a hose near the repair area for 20-30 minutes.
    • Observe and document the results:
    • Document: Take clear photos of the area before and after the test.
    • Inspect: Check for any dampness or leaks inside the structure after the test.
    • Mark Leaks: Use chalk or a crayon to mark any areas where leaks occur.
  • Record Key Details:
    • Location: The exact area where water was observed.
    • Time: How long it took for water to appear during the test.
    • Volume: Whether the amount of water is more, less, or the same as it was before the repair.
For Sump Pump & Drain Tile System Installations
  • Sump Pump Functionality: Verify the sump pump is operational, plugged in, and powered.

  • Check Electrical Power: Ensure no circuit breakers are tripped or power outages occurred during the issue.

  • Water Levels: Inspect the sump basin for normal water levels and note any overflow patterns or excessive water volume.

  • Visual Inspection for Build-Up: Check for biological buildup in the sump basin or inlet pipes (e.g., red algae, iron staining, mineral deposits). These issues are not covered under the warranty.

 

Note: Suburban Basement may request photos of the sump pump basin and inlet pipes to verify that biological buildup is not causing the issue. Homeowners may be advised to have inlet lines cleaned by a plumber and monitor the system before further action is taken.

Warranty Claims & Dispute Resolution

Before Submitting a Warranty Claim, Please Ensure the Following:

  1. Understand Warranty Terms: Read and understand the general warranty terms as well as any specific terms related to your repair.
  2. Complete Pre-Claim Checklist: Review and complete any applicable pre-claim checklist items related to your repair.
  3. Prepare Supporting Documentation:
    • Gather proof of service (invoice, quote, or receipt).
    • Take clear pictures of the area of concern.
    • Provide any pertinent details about the issue.

Warranty Claims Note

Important Notes:

  • Homeowners are encouraged to retain a copy of their invoice/receipt for their records.
  • An administrative fee may apply if multiple copies of invoices or receipts are requested.
  • Warranty claims related to sump pumps must be submitted directly to the manufacturer.
  • Claims submitted under false pretenses or without adequate supporting information may incur service fees.
  • Claims missing required documentation or information may result in processing delays.
Associated Fees

To ensure we can continue providing exceptional service, the following fees may be applied:

Service Fees: Fees may apply for warranty claims that are determined to be unrelated to the original service or not covered under the warranty. This includes diagnostic testing that reveals the issue is not warrantable or involves a service not provided by Suburban Basement Waterproofing. Applicable fees will be based on the service call rates in effect at the time the claim is made.

Dispute Resolution

Suburban Basement is committed to resolving any concerns you might have regarding our services. We encourage you to contact us directly to discuss any issues. In the unlikely event of a dispute, you agree to attempt to resolve the dispute through mediation before resorting to litigation.
